AnyRoR Gujarat portal is a digital portal released by the Government of Gujarat through which rural and urban land records can be viewed online. On this portal, you can download all the land related documents digitally.
In AnyRoR 7/12 Utara Gujarat, you can easily view Rural Land Record and Urban Land Record. Along with this, Digitally Signed RoR (Record of Rights) can also be downloaded.
How to check Rural Land Record and Urban Land Record?
You can easily check Rural Land Record and Urban Land Record online with the help of the information given below.

View Land Record – Rural
- To check AnyRoR Rural Land Records, we have to visit the official website of Gujarat Land Records https://anyror.gujarat.gov.in/.
- Now on the home page of the website, in the menu bar, you have to click on the View Land Record – Rural option.

- On clicking on View Land Record – Rural, a form of rural land record will open in front of you.

- In this form, you have to select any one option from the Select Any One option.
- After this you have to select your district, taluka and village.
- As soon as you select the village, you will get the option to select the Survey/Block Number.
- Lastly, you have to enter the captcha code given above and click on the Get Record Detail button.
- Now the Rural Land Record of your land will open in front of you.

View Land Record – Urban
- To see AnyRoR Urban Land Record, we have to visit its official anyror 7/12 utara gujarat website https://anyror.gujarat.gov.in/.
- Now you have to click on the View Land Record – Urban link in the category on the home page.

- As soon as you click on this link, a form of URBAN LAND RECORD will open in front of you.
- In this form, you will see two options on the top – Property Card and Unit Property Card.

- You have to select any one of these options.
- Next, you have to choose any one option from the Select any one option according to your area.
- After this you have to select District, City Survey Office, Ward, Survey No, and Sheet No.
- Then you have to clear the captcha written in front and click on the Get Record Detail button given below.
- By doing this, all the information about Urban Land Record will open on your mobile or desktop screen.
How to Search Property on AnyRoR Gujarat Portal?
If you want to get information about any property in Gujarat, then for this you will have to follow the steps given below.
- First of all, you have to visit the official website of AnyRoR https://anyror.gujarat.gov.in/.
- On the homepage, you have to click on the “ Property Search ” option at the top.

- After which a Property Search form will open, in which you can search your property from any of the options like Property Wise, Name Wise, Document No / Document Year, Download Scan Document and Date of Registration.

- After this you have to fill the required information as per the option.
- Now enter the captcha given below and click on Send Verification Code.
- After verification you have to click on the CERSAI SEARCH button.
- Now you will get all the information about the property which you want to know about.
- This report will include ownership of the land, and other information.
Digitally Signed RoR
Digitally signed RoR (Record of Rights) is a certified land record document, which you can download online from AnyRoR 7/12 utara portal. This document comes with a digital signature , which makes it legally valid. To get a digitally signed RoR, you have to follow all the steps given below.
- To view the digitally signed RoR, you have to visit the official website, https://anyror.gujarat.gov.in/.

- Now in the top menu bar you have to click on Digitally Signed RoR category.
- After a few seconds a Digitally Signed RoR Login form will open.

- In this form, you have to enter your registered mobile number.
- Then enter the captcha code and click on the Generate OTP button.
- Now an OTP code will come on this mobile of yours.
- You have to verify by entering OTP.
- After verification, the digitally signed RoR will open on your screen.

- In this, you have to select one option in the upper option.
- Then you have to fill the information of your district name, taluka name, village name, and note number.
- Then at last you have to click on the Add Village Form button.
- As soon as you click, a list will open just below the form.
- This list will contain the complete details of the sample number of the village entered to get the digital print.

- You have to click on the Process Payment button given below this list.
- In this way the Digitally Signed RoR report will open in front of you.
Types of Land Records Available on AnyRoR
VF-6 (Village Form 6)
- VF6 register is maintained by the Talati i.e. Revenue Officer of the village.
- It records changes in land ownership (purchase, sale, transfer or inheritance) etc.
- Along with this, VF6 also contains crop patterns and other land related information.
VF-7 (Village Form 7)
- The VF7 document provides complete record of land ownership in the village.
- It also contains the names of the land owners, size of the land and if there is any loan or legal dispute on it.
- VF7 This is an important document for property transactions, taking loans and subsidies.
VF-8A (Village Form 8A)
- VF8A contains complete details of the land holder’s account i.e. (account number).
- Along with this, information regarding the total amount of land a person or family owns in the village is also recorded.
- VF8A is used in land tax and legal matters.
135-D Notice for Mutation
- When the owner of a land changes (such as by sale, inheritance or gift) , a 135-D notice is issued.
- This notice is issued by the Talati ( village revenue officer).
- The purpose of this is that if anyone has any objection to this change , he can register his objection.
- The land records are updated only after all objections are resolved.
Old Scanned VF-6 Entry Details
- This is a scanned copy of the old land records.
- It contains information related to changes in land ownership or status of land.
